Bodrum Area Information

Bodrum Peninsula:

The Bodrum Peninsula is widely regarded as one the premier regions in Turkey in which to purchase property.  The natural beauty of the area is outstanding and with many small towns and villages, all with very unique characters, there is a good chance you will find not only the right property, but the right location to suit your tastes and needs.

The coastline features many little coves and bays, where it is possible to find your own private space on a day out.  Following the coastline is a multitude of small islands, some of which can be reached by ferry from the mainland for day trips.  If you have your own private boat, or intend to get one these islands are perfect for escaping the holiday crowds on the main beaches and finding your own little spot of paradise.

As you would expect, the area is superb for water sports with crystal clear waters, excellent for everything from snorkeling and swimming to windsurfing and water skiing.

The peninsula has all the amenities you could wish for and nowhere is more than a 40 minute drive from elsewhere on the peninsula, making it excellent for exploring.

Bodrum international airport is less than a one hour drive from anywhere on the peninsula and in most case 30 – 45 minutes should see you from airport to home.

On an inspection trip, we can show you all the towns on the peninsula, allowing you to find the one which best fits your ideals.  This is often the best way to start looking for property; shortlist a couple of areas, then look at property.

Below you will find a short breakdown on each town (listed alphabetically.)  As mentioned above, each town has a completely unique feel which can’t be described in words, but we have tried to highlight a few points for each town and give you some indication to the typical prices of properties.

Golturkbuku:

Situated on the Northern Coast of the peninsula is the town of Golturkbuku.  Previously, this was two separate towns; Golkoy and Turkbuku.  This area is very popular with wealthy and famous Turks, many of whom own second homes here and use them on the weekends and holidays.  As a town in general, there are relatively few foreign owners when compared with towns such as Gumusluk and Yalikavak, however it is gaining popularity all the time thanks to the beautiful scenery and relaxed atmosphere.  Prices, generally speaking, are on a par with those in Yalikavak and Gumusluk.

Gulluk:

An up and coming area which is under going regeneration, similar to Guvercinlik below, this town is not on the Peninsula itself but is a few miles up the coast, and very close to the airport.   A new golf course is being constructed near to Gulluk and the port area is being moved up the coast, allowing a marina to take its place.  This is making the area very popular with speculative investors and this is pushing up prices.  You will need to be quick to catch a bargain!

Gumusluk:

Very popular with those looking for a holiday home and famous for its fish restaurants which line the harbour.  An unspoilt town which is very popular with foreign buyers and this is reflected in the prices.  This is one of the most expensive towns in which to purchase on the peninsula.

Gundogan:

A beautiful town set around a fantastic sheltered bay.  This town, in particular, is well renowned for the fantastic hospitality shown by the locals to foreign visitors.  The town boasts some excellent restaurants and water sport facilities whilst property prices are slightly below that of some of the other well known towns.  An excellent place to perhaps find a bargain and escape the crowds.

Guvercinlik:

Another up and coming area under going regeneration and therefore some property bargains are available at the moment.  We anticipate property prices to rise in the short to medium term to bringing prices closer to that of the rest of the peninsula.  Close to the airport and new golf resort; a great place for a bargain holiday retreat.

Turgetris:

A beautiful area which is restricted for the purchase of property by foreigners due to it being near a military zone.  It is still possible to purchase here, but you will need to set up a Turkish company to do so.  It is due to this that prices are comparatively cheap but if you are looking to live permanently in Turkey, looking after the company shouldn't be a problem and this maybe a town worth considering.

Torba:

A relatively modern town with many good complexes.  The town is situated near to Bodrum, just on the threshold of the peninsula on the northern coast.  This is generally considered a very upmarket town and prices again are on the higher side.  It is also the closest town, on the peninsula, to the airport, which is only about 30 minutes away.

Yalikavak:

A very pleasant town which has been thoughtfully developed overtime, this means that the town is almost completely unspoilt and indeed some old buildings have been beautifully restored for modern use.  The town has excellent amenities for the foreign buyer or holiday maker with a hospital, excellent restaurants and late night convenience stores.  Prices for this town are relatively high because of this however the choice of properties is excellent and you can be fairly assured that each development/complex here will be of an excellent quality.
